PILOT CITY
This is where
we start.
Pune pulls in more students and first-job movers than almost any other city in India — and has some of the messiest, broker-heavy rental hunting to match. We're fixing it here first.
Why Pune, and why now
Every year, hundreds of thousands of people arrive in Pune — students joining Symbiosis, COEP, or Fergusson; engineers starting at Infosys or TCS in Hinjewadi; recent graduates chasing their first job in the IT corridor. They all need a place to stay, and they all face the same broken system.
Brokers who disappear after taking their fee. Photos that are three years old. Landlords who suddenly add conditions. And no one you know to tell you which areas are safe, which ones flood in monsoon, or where the nearest decent canteen is.
PehlaPata isn't building for all of India at once. We're building neighbourhood by neighbourhood in Pune, getting every detail right before we go anywhere else.

What no one tells you before you move to Pune
The stuff that would've saved you two weeks of confusion.
Monsoon matters more than you think
Pune gets heavy rainfall June–September. Areas near rivers (parts of Kothrud, Karve Nagar) can flood. Always ask about waterlogging history before signing. Avoid ground-floor PGs unless the building has good drainage.
Auto fares are negotiated, not metered
Most autos in Pune don't use meters outside the core city. Know the standard rate for your route before you get in — ask a local, not the auto driver. Rapido and Ola Auto are more reliable for short trips.
Deposit is usually 2–3 months
Standard security deposit in Pune is 2–3 months' rent. Anything above 3 months is unusual and worth questioning. Get every amount written in the agreement — verbal promises disappear fast.
Weather is genuinely pleasant
Pune sits at 560m above sea level — noticeably cooler than Mumbai or Hyderabad. Summers are warm but not brutal. Winters (Nov–Jan) can get surprisingly cold at night. Pack a light jacket.
Agreement must be registered
Rental agreements over 11 months must be registered at the sub-registrar's office. Many landlords skip this — it protects them too. Unregistered agreements above 11 months aren't legally enforceable.
Mess culture is a real thing
Many PG areas have affordable "mess" tiffin services — ₹60–100 per meal, monthly subscriptions available. Ask your PG owner for recommendations. A good mess nearby can save ₹3,000–5,000 a month vs. eating out.
Where we operate
Each neighbourhood gets verified listings before we open it. Here's where we are and what each area is best for.
Student hubs
Kothrud
Dense with colleges, budget PGs everywhere, and the kind of mess that serves 30 items under ₹80. One of the most requested areas — and the most broker-heavy.
PG rent: ₹6,000–₹12,000/mo
Karve Nagar
Quieter than Kothrud, slightly cheaper, strong PG culture with many family-run properties. Good if you want calm evenings and a short commute to western Pune colleges.
PG rent: ₹5,500–₹10,000/mo
Deccan / FC Road
Walk-to-campus for Fergusson, SP College, and others. The best café culture in Pune. Slightly pricier but the energy is unmatched — and your commute is a 10-minute walk.
PG rent: ₹8,000–₹15,000/mo
Katraj
Most affordable end of the student belt. Good bus connectivity, increasingly popular with students who want space without paying Kothrud prices.
PG rent: ₹4,500–₹8,000/mo
Young professional & IT hubs
Hinjewadi
Pune's largest IT park — Infosys, Wipro, TCS, Cognizant all here. Demand for shared flats is constant and high. Traffic on the Hinjewadi–Wakad road is notoriously bad; living walkable to the park changes everything.
1BHK: ₹14,000–₹20,000/mo · Shared: ₹7,000–₹11,000/mo
Wakad
Right next to Hinjewadi but with noticeably better infrastructure — wider roads, more supermarkets, better restaurants. Slightly pricier than Hinjewadi itself, but far more liveable for day-to-day life.
1BHK: ₹16,000–₹24,000/mo · Shared: ₹8,000–₹12,000/mo
Baner
Where young professionals with slightly higher budgets land. Newer apartment buildings, good eating-out scene, the Sunday Baner farmer's market. Couple-friendly landlords are easier to find here than most of Pune.
1BHK: ₹18,000–₹28,000/mo · 2BHK: ₹25,000–₹38,000/mo
Viman Nagar
15 minutes from the airport, close to Kalyani Nagar nightlife. Popular with expats, consultants on short assignments, and senior tech professionals. Pricier, but the area is well-maintained and genuinely convenient.
1BHK: ₹20,000–₹32,000/mo · 2BHK: ₹30,000–₹50,000/mo
Kharadi
Fast-growing east-side IT corridor — EON IT Park, World Trade Center. Younger crowd, newer apartment stock, still affordable relative to Baner or Viman Nagar. Will likely get more expensive fast.
1BHK: ₹14,000–₹22,000/mo · Shared: ₹7,000–₹10,000/mo
Magarpatta / Hadapsar
A planned township with its own internal infrastructure — grocery stores, clinics, parks. Good for people who want stability and a longer lease. Magarpatta Cybercity has significant tech employer presence.
1BHK: ₹15,000–₹22,000/mo · 2BHK: ₹22,000–₹35,000/mo
Aundh
Upmarket, tree-lined, one of Pune's most liveable areas. Popular with senior professionals and families. Well-connected to both Hinjewadi and the city centre. Some of Pune's best standalone restaurants are here.
1BHK: ₹18,000–₹28,000/mo · 2BHK: ₹28,000–₹45,000/mo
